Just as Mumbai salaries are higher for the same job profile as compared to that of Delhi. You are basing your idea about entire Gurgaon on what you saw in Sector56 where it is pre-dominantly group housing societies, similar to Dwarka in Delhi. These hardly used to cost anything 20yrs back, just a few lakhs when most of the clerks, babus etc bought. Even later, these were the easiest to consume cash, due to the huge price differential that was there due to substantial increase in the valuations. They have increased 20-30times in price since then. This is the reason these fell in value due to demonetisation, since cash got restricted. There is hardly any surplus in Gurgaon, the moment a good complex is ready, it gets occupied. Problem is trust deficit, due to the severe delay and quality issues of a lot of the developers, wherein fresh buyers wait until the project is ready to buy. If it turns out to be a badly constructed project, then obviously there aren't going to be many takers for them despite completion. Then people who bought for investment are going to get stuck. Gurgaon shed its tag of poorly paid back office centre long back, and moved up massively. Looks like you are still living in the past.

If Gurgaon was not vibrant, not sure why people from Delhi, Noida, Faridabad etc flock to Gurgaon for hanging out after office hours! Faridabad was chosen for Smart City (which in itself does not mean much) because it cannot become smart on its own. Gurgaon will using its own funds for it. Gurgaon already has the connectivity that you are talking about, and more being added. Suggest you check the latest report as per the National Housing Bank, which showed that Gurgaon prices rose in the first quarter, whilst Faridabad, Delhi etc continued to fall. So some places must have increased much more within Gurgaon, to compensate for the stagnating or declining prices elsewhere in the city.

A few places the infrastructure issues were definitely there, these are being rectified. Last year was quite bad. But this time have hardly had any issues as such. Only a few spots got submerged last year, and needless to say they made worldwide headlines. But in most of the other places there was no water logging. Some of the DLF/Sushant Lok areas are notorious though for this, as the developers never built proper drainage there. Next big area for water logging is beyond Golf Course Extension road, which used to be the main rain catchment area and now has plenty of apartment complexes. Water will find its level, and these areas will always remain prone to flooding. The problem that people often fail to comprehend is that nearly 3L vehicles pass through NH8 everyday. With the other roads to ease this burden are not ready yet, if there is any breakdown or waterlogging, then huge jams will be there within minutes. That is why it was top priority of the government to ensure that it doesn't happen again, and they have made substantial progress on this. Where else have you heard of flyovers being ready within 9 months of starting work on them? By August end this year, there is going to be a vast improvement in the traffic flows. The people who are settled in a place for decades are not going to move, that's a given. One should not even expect them to shift. It is the people who are shifting from outside due to the ever increasing job market here. Once again Gurgaon has taken a major share of the office leasing in the entire NCR area in the last quarter. People can keep giving justifications/reasoning that its more expensive in Gurgaon, but still companies are taking up offices on either long term leases or purchases here. The latest report on this by one of the biggest MNC real estate consultancy groups might be an eye opener for those who think otherwise.

With higher FAR/density allowed in Noida (same as affordable in Gurgaon), its very high density development there, leading to smaller apartments and lesser open spaces. Plus the tastes are also quite different. As some developers of Noida who came to Gurgaon have found out the hard way, that what they were selling as luxury in Noida makes it to only mid level in Gurgaon.

My 2 cents (not that anyone is asking, but anyways) I love gurgaon. My only fear is that it might be caught in playing catch up with growth for times to come, similar to delhi. The infrastructure development seems to be an afterthought after demand explodes. This leads to a backlog of projects and people suffering while development takes place. Yesterday, went through GC road after a long time, was amazed at the quality of skyscrapers built. At the same time, there was too much construction and no greenary. As long as the environment sustainability is given a priority and basic amenities like sewer, water are taken care off, GGN is simply amazing.

Which city in Ncr has the caliber to compete it? Though New Airport, Malls, societies, hospitals, educational institutions are coming up , moreover government is planning for 100% FDI in Realty Sector making it easy to have newely constructed massive Skyscrapers in Abundant Land availability of NCR * certain region...but how does it affects Gurgaon? afterall Gurgaon will remain Gurgaon.. Its a cool place to Hangout with your friends and Family..no need of Environmental Sustainability..who needs water ? we drink beer,we Save water alot..We don't need Taps at our home :bab (51):
